Real Estate Backed Non-Performing Loan Pool (Exited)
Octave provided asset management services for a portfolio of 22 non-performing loans for a major US opportunistic fund.
The loans were collateralized by 28 real estate assets across Japan, including office, residential, and retail. Octave’s workout and turnaround efforts helped the fund exit at attractive returns.
Bureau Shinagawa (Exited)
Bureau Shinagawa is a 17,621 square meter luxury, hotel-like serviced apartment located 10 minutes from JR Shinagawa station by foot. The 305-unit building features a bilingual concierge, gym, and penthouse Japanese spa & sauna.
The property is targeted at executive to junior level expats of foreign companies. Octave led its successful exit in 2021.
Tabist Ginza Hotel (Under Management)
Tabist Ginza is a 56-unit hotel located one minute from Tsukiji Shijo. This property is Tabist’s first directly managed hotel in Japan.
The 978 square meter building features a free lounge space on the 1st floor and comfortable, compact rooms. The hotel mainly targets customers and staff of the Shimbashi Enbujo Theater and various other tourists.
LIVEMAX Premium Himeji (Under Management)
Livemax Premium Himeji is Livemax’s top-end branded hotel, located 2 minutes from JR Himeji station. The 4,195 square meter building houses 194 units and features a coffee shop as well as a penthouse Japanese spa and sauna.
It primarily targets business travelers visiting the Harima Industrial Zone, approximately five km south of the hotel.
Maruhan Narashino (Exited)
Maruhan Narashino is operated by Maruhan, the first amusement company in Japan.
Octave acquired the asset in 2018 and successfully exited in 2023.

INFRASTRUCTURE

Solar Asset Nagano (Exited)
Octave provided asset management services for a 46MW mega solar project in Nagano Prefecture.
Octave provided services from the outset through exit– it sourced the project in 2015, conducted the required due diligence, supported the investor in obtaining necessary permits, contracted the EPC, arranged debt, and assisted in negotiating the sale of the project near the commercial operation date in 2017.
Solar Asset Kanto (Refinanced)
Octave provided asset management service for a 13MW solar portfolio located in the northern part of Tokyo. Octave arranged project finance from various local banks and monitored the operations. The assets were successfully refinanced to achieve a higher return for the remaining feed in tariff period.
Solar Asset – Kagawa (Under Management)
Octave provides asset management service for a 16MW solar project in Kagawa prefecture.
Octave structed the transaction and arranged project finance with foreign investors.
Octave also led the management of the project from its construction to its commencement in 2023.
